Is Overlaying an Option to Repair Your Asphalt Parking Lot?

Asphalt parking lots can last twenty years or more, but deterioration is bound to occur. Pot holes erupt, and cracks appear, allowing water to seep into the asphalt and cause more damage. There comes a point when you need to decide whether to replace your entire parking lot or continue repair issues as the occur. There is another option. Overlaying your parking lot can be a wise choice, repairing cracks and extending the life of your asphalt.

When Can an Overlay System Be Used?

Some deteriorating parking lot must be replaced. If the sub-base is no longer stable, it is not recommended to use an overlay system. Overlay systems can be used on asphalt that is cracked and deteriorating, but still has maintained its structural integrity. Any major holes need to be repaired before the overlay, but if the sub-base is still good, this method can be used for repairing asphalt.

Will Cracks Reappear on the Overlay?

Overlaying asphalt has been used for decades to extend the life of surfaces and delay replacement. However, one problem that can occur is cracks from the underneath pavement can move to the new surface. These are called reflective cracks. One option is to use an overlay system that is designed to prevent reflective cracks. The Perma Flex® overlay system is a perfect option for cracked parking lots, creating a smooth surface while preventing reflective cracks.

Overlaying an existing parking lot can be a big money saver over complete replacement. If you have a parking lot that is beginning to crack and deteriorate, talk to your local paving contractor about the possibility of overlaying to extend the life of your asphalt.
