Improve the Look of Your Business with Asphalt Sealcoating

Appearances are important, especially when it comes to your business. If you have an asphalt parking lot, this is often the first thing people see when coming to your business. You may be more concerned with signage and other exterior features of your business, but it is important to keep your parking area in good shape. Sealcoating your parking area can help improve the appearance of your business and offers other benefits as well.

In most cases, asphalt surfaces should be sealcoated about every 2-3 years. This asphalt coating offers extra protection for your pavement and can help extend the life of your parking lot. An added benefit is sealcoating makes your asphalt look like new again. Customers see that you care about maintaining your business, leaving a positive impression from the moment they come to your store.

Maintaining your parking lot should be a priority, from sealcoating every few years to fixing potholes and making other repairs. Not only does it make your business look better, it can protect you from liability. Crumbling pavement and potholes can lead to damage to your customers’ vehicle or cause injury. Sealcoating is one way to prevent erosion of your asphalt and extend the life of your parking lot, saving you money in the long run. It is much less expensive to have your local paving company sealcoat and repair your parking lot regularly than to replace your pavement.

Every aspect of your business makes an impact on your customers, including the parking lot outside of your store or office. Keep it looking great with regular sealcoating and maintenance from your local paving company.

What Does Your Parking Lot Say About Your Business?

If you own a brick and mortar business with a parking lot, it is essential to keep it in good repair. Parking lots are an extension of your business and the first thing customers encounter when coming to spend money at your establishment. If they hit a pot hole or stumble on a chunk of asphalt, this can impact your business in more ways than one. Here are some excellent reasons to invest in parking lot maintenance to protect your business and your reputation.

Appearances Matter

Even if your parking lot is safe, if it looks poorly, this reflects on your business. Cracks, faded parking stall lines and other damage to the surface looks shoddy. Consider your parking lot part of your business’ exterior and keep up with regular sealcoating, painting and other maintenance to keep it looking professional.

Liability Issues

As a business owner, you are responsible for your customer’s safety when they are on your property. A pot hole or crumbling pavement can become a liability. Avoid liability issues that can lead to injury or lawsuits that can cost you in both money and reputation by keeping your parking lot in good repair.

Protecting Your Investment

It is cheaper to maintain a parking lot than to install a new one. One crack or pot hole will lead to more deterioration that will only get worse. Protect your investment with money wisely spent on maintenance to extend the life of your parking lot.

Make sure you keep parking lot maintenance on your list of priorities as part of upkeep of your business. Schedule regular sealcoating, repairs and painting to keep it looking professional and safe for your customers.

Spring Maintenance for Your Asphalt Parking Lot or Driveway

The hot days of summer are just around the corner, with temperatures that can put stress on your asphalt driveway or parking lot. Spring is the perfect time to schedule maintenance for your asphalt surface to ensure it is ready to handle the high temperatures summer can bring.  To get your asphalt ready for summer, here is a spring maintenance checklist to follow.

  • Inspect your asphalt. Spring is a good time to inspect your asphalt for damage caused during the winter months. Fluctuating temperatures, snow, rain and other elements can deteriorate your asphalt. Look for cracks, crumbling edges and pot holes that need repair.
  • Schedule repairs. If there are any surface problems, schedule repairs now before the summer is here. Summer is a busy time of year for paving companies, so beat the rush and schedule your repairs now.
  • Check your sealcoating. When was the last time you had sealcoating added to your asphalt driveway or parking lot? Most asphalt surfaces need to be sealcoated every 2-3 years to protect your investment and increase the longevity of your asphalt. Think of it as sunscreen for your driveway or parking lot.
  • Resurfacing. If your asphalt is beyond general spot repair, it may be time to resurface your driveway or parking lot. Asphalt can last 10-20 years, depending on maintenance and weather conditions, but eventually does need to be replaced or resurfaced.

There is still time to get your asphalt driveway or parking lot ready for summer. Call your local asphalt paving company now to schedule your spring maintenance services before the hot temperatures arrive.

Asphalt Pothole Repairs

If you are a homeowner or business with an asphalt driveway or parking lot, you will probably need to address potholes at some point.  Potholes develop in asphalt parking lots and driveways when the subgrade or base rock under the driveway or parking lot fails.  Subgrade or base rock failure is usually caused by water intrusion.

There is more to an asphalt driveway or parking lot than meets the eye.  Underneath the smooth asphalt surface is a thick layer of gravel, also called aggregate or base rock. The base rock is laid on top of the subgrade which is compacted earth.

The base rock is what actually supports the weight of the vehicles.  The purpose of the asphalt is to provide a smooth driving surface and to provide weather protection for the base rock and subgrade.

If water intrudes under the asphalt surface, the wet base rock and subgrade will shift, allowing the asphalt to sink and break up and a pothole forms.  It may seem tempting to just fill the pothole by filling it with additional cold mix asphalt, but unless the underlying problem is fixed, this would be a temporary repair at best.  In fact, the problem would just get worse over time and more expensive repairs will soon be needed.

For long lasting asphalt pothole repairs, contact an experienced asphalt driveway and parking lot contractor.  They will be able to evaluate and repair the faulty subgrade and base rock before installing a hot asphalt patch.  They also have the tools, equipment, and experience necessary to remove all of the damaged asphalt and install a smooth, waterproof asphalt patch.

A professionally repaired pothole will look great and give years of good service.
