Summer Maintenance for Asphalt

Summer is the best time to do needed maintenance on asphalt to improve the look and function of your paved surface. The warmer temperatures are ideal for the various maintenance tasks and repairs your asphalt may need. Here are some of the asphalt maintenance chores that are best done during the summer months.


If your asphalt is still in good shape, but is starting to look weathered, it may be time to sealcoat. Most asphalt surfaces should be sealcoated every 2-3 years to prevent cracking and excessive wear on the surface. This can help protect the base from water infiltration and extend the life of your asphalt surface, as well as making it look like new again.

Pothole Repairs

If there are crumbling spots on your driveway or parking lot, get them repaired during the warm days of summer. Pot holes will only grow if not filled and repaired; you can extend the lifespan of your asphalt and save money on resurfacing or repaving by repairing pot holes quickly.

Resurfacing or Repaving

For asphalt that is beyond spot repairs, resurfacing is often an option and should be done in warmer, dry weather. If the base for your paved surface is no longer viable, you may need a complete repaving, a task that is also best done during the warmer, drier months of summer.

Is Your Parking Lot a Pothole Mess?

Have potholes started to take over your parking lot? It can seem to happen overnight. First there is one small hole in a corner of your lot, then before you know it, two more have popped up, causing an eyesore and a liability issue. If you have been putting off fixing these holes in your asphalt, you may be setting yourself up for a costly issue down the road. While pothole repair may seem unnecessary, it is much less expensive than the alternative. Here are a few good reasons to get those potholes fixed as soon as possible.

  • Protect your customers and employees. Potholes are not just a nuisance for drivers; they can be a real pain for your customers and employees. If someone trips over one of those pesky potholes, you could be liable for their injuries. Not only could you be on the hook for medical bills, lost wages and other damages, it could result in higher insurance premiums.
  • Vehicle damage.  Potholes are rough on vehicles, from tires and suspension to even causing body damage. Don’t take the risk of being responsible for damaging someone’s vehicle, possibly your own! Get those potholes repaired before they start an avalanche of expensive issues.
  • Repair versus replacement. Right now you have potholes, but let those holes remain unrepaired, and you could have a sinkhole on your hands. The right combination of weather patterns, a heavy vehicle and a large pothole could cause a sinkhole disaster. Don’t take the risk; repair is much less expensive than replacement.

Winter is the roughest time on asphalt, so don’t wait any longer to call your local paving contractor to schedule your pothole repairs. Remember an ounce of prevention is worth a pound of cure, saving you time and money in the long run.
